Kredietscore.be lets Belgian borrowers and brokers simulate and compare mortgage offers side by side, fixed, variable and semi-variable formulas, computed month by month with the official reference indexes and legal caps. An acceptance-scoring engine derives LTV, DTI and net surplus the way a bank would, and AI reads offer terms straight from scanned bank proposals.
Challenges & Solutions
Belgian variable-rate mechanics are genuinely hard
Semi-variable and variable formulas depend on fixed periods, revision frequency, the linked reference index and legal maximum increases. Existing tools stopped at rough approximations that couldn't support real advice.
A dedicated loan engine, down to the payment level
The engine computes full month-level amortisation schedules across annuity, fixed-capital and interest-only repayment under all three rate types, including reference-index history, legal caps, notary and file costs.
Offer data arrives on paper
Bank proposals reach borrowers as PDFs, printouts and photos in inconsistent layouts. Forcing users to retype rates, caps and fees would kill the comparison before it starts.
AI that reads Belgian bank proposals
Users drop in a photo or scan; AI extracts bank, amount, rate type, repayment type and fees with a confidence score, and the comparison fills itself.
01. Rapid Prototype
An intensive prototyping sprint validated the simulator, comparison charts and scoring dashboard before committing to a production build.
02. Production Rebuild
We rebuilt on a modern edge stack with saved comparisons, accounts, payments, PDF export and full SEO.
03. Scoring Engine
We ported and hardened the acceptance-scoring model: LTV, DTI, net surplus, risk levels and the advisory 'rate you should get'.
04. Launch & Operations
Live on kredietscore.be with an admin page for monthly reference-index maintenance and broker lead capture.
Simulations that took hours of spreadsheet gymnastics now take minutes, and every number can be explained to the client.
